The RICS HomeBuyer Report (HBR) is designed for houses, bungalows and ‘traditional’ flats in seemingly reasonable condition. The Report gives me the framework to identify what I consider to be the most important issues, and the flexibility to ‘grade’ the scale of these issues. Drop me a line.
What’s in it?
Each Report includes my opinion of the property’s market value and focuses on the issues that I believe could affect the value of the property.
Remember, as an independent Chartered Surveyor my responsibility is to you alone. Each Report is based on my opinion as a professional surveyor of many years’ standing.
The ‘traffic light’ coded condition ratings used in the report provide you, the client, with an easily-understood grading of each issue.
v Condition rating 1 “Green” is applied where no repair is needed at present.
v Condition rating 2 “Amber” issues relate to defects that need repair or replacement but are not either serious or urgent.
v Condition rating 3 “Red” issues are those I consider to be serious, where urgent repair, replacement or further investigation is necessary. This may relate to safety matters as well as building defects.
My Report has all the key information you need:
- Details of the general condition and particular features of the property;
- Condition ratings for elements of the structure of the building, the services and any garages and permanent outbuildings;
- Particular points you should refer to your legal advisers;
- Specific risks associated with the property;
- Other relevant considerations – for example, the location, the local environment and the energy performance of the property, if the information is available.
